The owner of the apartment building appreciates my feedback and advice

For the longest time, I have been working maintenance in an apartment building.

  • I have an okay relationship with the owner of the building and he pays me to make sure everything is working properly and the tenants’ complaints are addressed.

One of the biggest issues we have is complications with the HVAC systems. While I am a maintenance professional, I’m not actually an HVAC professional. I have told the owner multiple times that he needs to have actual HVAC professionals come out to provide tune-ups for the HVAC systems in the building because that was something I was not able to do. I was able to clean them out and make sure the air filters were changed, but that was about it. Eventually he listened when there were a lot of complaints in the building. Unfortunately, the HVAC professional determined that many of the HVAC systems were shot and had to be upgraded. The owner was not very happy but I got him to look at the bright side. I said the tenants would be much happier and more comfortable. On top of that, they would save money on the energy bills with a new HVAC system and there would not be tons of breakdowns and complaints. He finally decided to go for the HVAC upgrades in the building and things have been running relatively smoothly ever since. I’m glad that he actually listened to what I had to say instead of just ignoring my advice. This is why I don’t mind this job because we are able to get along and the pay is pretty good.
