Trying to buy a piece of property is really difficult, especially if you’re dealing with a real estate agent that doesn’t want to do their job.

The fact that they will be this lazy when they want to take a cut of the sale percentage is just crazy. That’s why my husband and I decided to go without a real estate agent this time. As long as you don’t mind looking for all the properties on your own and coordinating the meet-up times with the sellers, there really isn’t any reason for you to use a real estate agent just to buy a house. It just isn’t really that necessary and they end up taking money that you could otherwise spend on something else. One thing that we’ve been trying to focus on is finding a house with a new or recently installed heating and cooling system. There are too many properties that have air conditioners that need to be replaced within the next year or two. It’s weird how a lot of home sellers will wait till the absolute last minute to replace the air conditioner, almost knowing that they could sell the house first and pass that responsibility under the new owner. It’s going to cost more money to find a house with a newer air conditioner because it adds to the value. It also removes the inconvenience of me having to pay to install one right after we move in.
